Signage
One of the first things we did when we bought Arrow Woods was to erect a nice sign at the road. Arrow Woods cannot be easily seen from the county road - in fact, our GPS thinks the entrance is further up the county road. That sign, however, is not enough. Although we are close to the state road, it cannot be seen from there. We talked with the owner of a local convenience store and he told us we could erect a sign on his property that could be seen from both directions of the state highway. Unfortunately, while at MHM (only about a week after erecting the sign) we got a call from the State Highway Department telling us our sign violated ordinances.
When Jim met with the gentleman from the state, he was told we could not erect a sign ANYWHERE on the state highway unless it was our own property. Our interim solution was to erect the same sign at the first, undeveloped, entrance to Arrow Woods. The sign is no longer on the state road, but closer than the entrance we are currently using. Because it is erected in a different manner, it also is not as noticeable as it was on the state road.
We immediately got a call from the man who lives beside our unused entrance offering to buy that particular piece of the park. Jim told him that we are holding it for future development of the acreage directly in back of it. (We have now put him on notice that we will eventually be using that property. He has been using it as a parking area.)
Our next solution was to purchase two large windfeather flags which we have erected at the current entrance. They are 16' tall with streamers, one saying "Mobile Homes" the other saying "Rent-To-Own". They are quite impressive, and very difficult not to notice! They can be seen from the state road, and it is our hope that they will cause people to actually drive up the county road to see what the flags are for. They were pretty expensive, but one sale will more than pay for them.
