Good and Bad!

We were really worried because it was tax season and we were not selling the homes we had available. We were mystified at what we could be doing wrong...what was it? We had done the due diligence before buying the park, but things were not happening that we thought, and had been told, would happen! Other people were telling us that tax season was prime time to sell homes.

We worked numbers over and over. Were we charging too much? Were the payments too high? Did we have the wrong product? It was pretty discouraging to work as hard as we were working and not be making progress. We had seven empty houses; when people called on our ad they were not showing up. Even worse, we had homes moving out of the park.

We assumed the people we dealt with would file their taxes as soon as possible and get a fast refund. Perhaps this was not true. We have sold every home we had over the last month.

So, this is good, right? Well, maybe! Now we are scrambling because we have NO homes to sell and people are still calling us! Jim has been traveling the state this month so we can bid on Greentree repo homes. Today we got a phone call from a dealership in Dothan that they had three repo homes in from an Oklahoma bank, so we went down there to check them out too. We will know on Monday what they will take for all three. If we buy them we can still bid on one Greentree home. If we don't buy those homes we can buy three from Greentree, should they accept our bids. The difference in numbers is because two of these homes are 14' wide and around 70 feet long. We have a couple of lots that will take these homes, but won't hold the 16 x 80 homes that we will bid with Greentree.

Next time we buy homes we will bring in at least one more doublewide, but the majority of those people looking at our homes like the lower payments we can give them on the 16 x 80 homes. Our doublewides seem to sit empty longer, but perhaps that dynamic has changed since we now seem to have more serious buyers.
