Musical Chairs.......Er, Mobile Homes!

Our tenant/buyers are moving....not out of the park, but into different homes! This is something we did not anticipate.

We bought a really nice 5 bedroom, 3 bath doublewide, which one of our tenants in a 16 x 80 singlewide decided they wanted to buy. This couple has credit in the high 600's, so there was absolutely no reason to resist their decision, even though the payments were significantly higher.

Another of our tenant/buyers moved out of a doublewide home, leaving the park. Lo and behold, ANOTHER good tenant in a singlewide asked if they could buy and move into that now vacant doublewide!

Then the THIRD tenant asked us to move! This tenant was in a doublewide, but the wife had recently stopped working due to health issues and they thought they should downsize. They asked to move into a singlewide that was recently vacated due to eviction.

In each case we told the tenant the house they were moving out of needed to be clean with no repairs needed, or we would charge them for the repairs. We had no problem with this.

We have since re-sold one of the singlewide homes, leaving the other singlewide and the doublewide (vacated only last weekend) now available for new owners. We fully expect to have both these homes sold by the end of this month.

This scenario does create a lot of paperwork for us - every contract must be redone because the home is different. We are planning to raise park rent by $5 per month in July, but started charging new tenants the extra $5 per month in January. We have raised the park rent of all the people who moved as well, since we created new lot rent documents for them as well as new lease and option documents for the new home they were moving to. At this rate half the park will already have raised lot rent by July!
