Out of Homes
We finally got a home in the park today. We sold everything we had available in late March. This is good, but this is also bad.It will take us about two weeks to get this home ready for a new tenant/buyer. We have people calling every day, so should get someone in this home as soon as it is ready. We find people reluctant to have their application turned in and approved before there is actually a home for them to buy. In our market, their first question is "how much is the home", which most people do not find. We can currently tell them the maximum their payment will be, but we have not yet assigned a $ amount as the sale price of this home,
We also had people move out of a 2 bedroom 1974 home, and we have decided to donate it to a local church. It makes more sense to have an empty lot than to put the additional money in this home it now needs. When it is gone we will have to have someone remove a very large oak tree that grows on the pad - this home is only 12' wide and a 16' wide home will need that additional room!
We are lucky that we could now make this decision. We turned the corner to profitability in March! Taking another home out of here no longer causes a sinking feeling.
