Our Homes...The Difference

All of the homes for sale in Madison Woods are nice homes. The homes we fix up and sell are not in the typical Lonnie deal price range. Our #1 priority is attracting quality residents, which necessitates spending more to make homes nicer than would typically be warranted in a stable community.

The pictures below show a 1997 Horton with 2 bedrooms and 2 baths. It was a vacant park owned home that looked nice on the outside but needed a lot work on the inside. The rehab of this home turned out to be a stop and go project that took several months to complete. We went through 3 crews before we found a team that was competent and cost effective. When it was finally finished, we had spent $3000 in labor and $5000 in material to fix it up. The material cost is high because of waste associated with having to redo work. It should have been about $3,000. Cognizant of abuses the industry has been accused of in the past, and wanting to be fair to our customers, we use NADA to guide us in determining prices. The NADA retail price for this home is $16,500.



There was not much to do on the outside. We rebuilt both entry decks (salvaging as much wood as possible). The front door was damaged so we replaced it with new exterior door and storm door combo.

On the inside of the home, the sub floor was repaired and then new flooring installed throughout- carpet in the bedrooms and living room, commercial grade tile in the kitchen and bathrooms.

Every room in this home had at least one wall that was subject to vandalism from the former residents, so there was a lot of wall repair. We patched these holes with drywall. In hindsight, it would have been faster and cheaper to rip out the damaged wallboard and replace it with whole sheets of new wallboard. In the bedrooms, the wall repair was a little below par, we decided to draw attention away from the wall imperfections by making one wall in each bedroom an accent wall by painting it a bold color.





The wow factor in this home is the living room. It painted wainscoting and real wood trim. The crown molding, window frame and chair rail were added. This has a big effect on how the room feels and was achieved for a total cost of about $250 in materials, although the labor is a bit time consuming.





We spent some extra effort in the kitchen. There was a fire in the home that scorched the ceiling directly above the stove. This was covered up with Kilz. The clean, white look it leaves was the only treatment that the ceilings throughout the home received. The wall behind the stove was also scorched. We covered the wallboard with a plastic coated panel, the same sheet material that we use for tub surrounds. This material is waterproof and the grease and dirt that tend to splashed there can be easily wiped clean. The kitchen cabinets received new doors fronts, created out of a couple of sheets of maple plywood and stained to match the rest of the home’s trim. The corners are trimmed with 1” wall corner molding. Some nice looking but inexpensive hardware provides the final touch.
