No Homes = 2 Sales
This will be short, still playing catch up after the most amazing MHM’s I’ve ever attended.
The week following the MHM’s weekend we sold 2 homes one was a 4 br 2 ba 28 x 64 doublewide and the second one was a 3 br 2 ba singlewide. On the doublewide we received $ 5000.00 down, on the singlewide we received $ 1500.00 down.
Looking at these numbers you might say ok, nice down payment on the doublewide, minimum down on the singlewide. But there’s a little more to this story than just what’s on the surface.
Both of these homes were still a hundred miles or more away from the park when we sold them. Both customers had the faith and trust in us to give us their money without ever really seeing the home. We sold the doublewide by showing the customers pictures we pulled off the internet of the home. We sold the singlewide based on what the customers needs were.
How did we create two sales without two homes there to sell ?
The doublewide buyers were a referral from a sales lot I had spoken to about sending people to one another, he sells land home packages, I put homes on lots in a park. The buyers are older and didn’t want a lot of yard work anymore, so a lot in a mobile home park better met their needs. When I receive a phone call from someone looking for a land home package I refer them to the sales lot, Win / Win.
The 3 br 2 ba singlewide buyers rent a home in our park from one of their parents, I’ve spoken to them about buying a home of their own on one or two occasions, since then they have been saving for their down payment, last week they reached their goal. We sat down and discussed what there needs were and what they could afford.
We discussed a timeframe for move in and I set the wheels in motion to find them the home they want. Win /Win
The reason these things work is due to the fact I believe in building working relationships with people, whether it be sales lots or other small businesses, we have made believers of the mobile home related businesses in the area, MH movers, MH parts suppliers, window repair, electrical contractors, our lawn service, the list goes on and on. We have proved to these vendors over the past year we run a fair and honest business, and when we give people our word we stand by it. They have seen first hand the improvements to the park as well as the higher level of satisfaction in the residents who live in the park. Believe me these small business people talk between themselves and their customers every day. The real point is we have created a buzz in both the business community and the surrounding residential communities.
The reward to us is that the people referred to us, come to us with a level of trust already instilled in them by the people referring them. When people become believers in what you are doing they will gladly refer people to you. The results are a by product of the word of mouth buzz we have created. Once again word of mouth is playing a part in our success.
