Deals in your own backyard ! ! !

As we scour the hills looking for used mobile homes to fill our parks with, we need to keep our eye on our own backyard, or to those of you who own a mobile home park of your own I simply mean watch for opportunities to purchase mobile homes that are being sold in your own park whether it be by a finance company, tax sales, or someone that lives in your park.

Many times these will be some of your best deals, in the last two months I have purchased four homes in the park for less than $5000.00 each, so for roughly $18,500.00 I picked up four homes I can rehab and resell on a lease to own program. All four homes are less than 10 years old, so when finished rehabbing them we shouldn’t have any trouble selling them, and they will look almost like new.

Remember one of your biggest expenses is moving and set up costs which is eliminated in this case, some of the other expenses you won’t have is an electrical hook up, the stairs in many cases are reusable, and skirting to mention a few, as you can see you can save quite a bit on expenses with these deals. So when looking for homes, don’t forget your own back yard.
