Opportunities on every corner ....



Close to 3 months ago I filed papers giving one of our residents a 60 day cancellation of lot lease. This has become my standard procedure when a resident is paying their lot rent but is continually causing problems of one kind or another within the park. I cancel their lot lease and in roughly 2 ½ months they are gone. In some cases the residents move their home out, in one or two cases we have had their home removed from the property and in a couple of cases the resident has asked if we would be interested in buying their home.

In this particular case the resident did not have the money to move their home, so we were approached about buying the home, the home is a 1998 Fleetwood 3 Br 2 Ba in good condition, the owner offered to sell it to us for $14,000.00 at which point we told him no thanks. A short period of time passed and the owner returned with a new offer, now he was willing to sell it for $11,500.00 at which we once again said no thanks. Again a period of time passed and the owner showed up back at the office begging us to buy it for $10,000.00 which we once again refused, explaining we had bought some doublewides at that price so why would we pay that for a single wide.

Five days later the resident shows up with a new deal for us, he is now willing to sell it to us for $7,800.00, again we used the price comparison to used doublewides as a reason to pass on it. Two days later here he comes again, this time he is willing to sell the home for $6,000.00 and I tell him it’s a deal.

Now I know there are some of you who will say you could have gotten it for less, and I’m sure that is true. There were one or two other people who wanted this home as well as myself, if they get it, it leaves the park.

I’ll purchase it at this price because of these factors, I keep a home in the park that’s in good shape instead of having to go find a replacement, I save the moving costs of bringing in a home to replace it, I save the set up fees, the electrical hook up fee and skirting it. By saving those expenses which amount to roughly $3,400.00, if you net off those expenses which you would have had any way the real cost to purchase the home is $2,600.00 , and the deal came to me.

We can resell this home after fix up for $17,500.00 to $18,500.00, I luv this business !!!
