Networking - Building Win / Win Relationships
I would once again like to touch on the subject of networking and the importance it can play in partnering up on deals as well as working together in many different ways. There is no end to the opportunities for people to work together, a creative thought and before you know it you’ve created a win/win situation for both parties. It has been talked about on the forum numerous times as well as at every MH Millions event, MOM meetings, and MH Bootcamps, the importance cannot be over emphasized, there are more examples than I can name, such as Steve Case and myself, Rick Ewings and Colin, or Lynn Bennett and Sandra, Jim & Ellen Brenn and Steve the list could go on and on. The point is the opportunity to spring board to the next level may be staring you right in the face but you’ll never know until you take the time to develope these business relationships with people you meet at some of these events.
Here is a recent example of a networking relationship that has developed over the last year or so that I would like to share with you. A fellow investor and I met at one of the Mobile Home Boot camps, from that time on we stayed in touch and talked on a regular basis bouncing ideas and concepts off one another both open to the possibility of partnering up in some way if the right opportunity ever presented itself.
So one day not long ago I’m reading posts on the MHU forum and Greg Meade posts that he has just bought 130 mobile homes in a mobile home park that is closing in Gainesville, FL and they are all for sale, in whatever numbers you have a need for. So my mind starts racing, I have 85 empty spaces so I call Greg to get more details on the homes for sale and after talking to him call a few friends to give them a heads up. Myself I’m a little disappointed due to the fact they are all 2bdrm / 2ba homes, I’ve never had a great deal of success leasing 2 bdrm homes here in Albany, but they are nice 14X70’s with 2 large bedrooms and a large living area, to good a deal to totally pass on.
A day or two later I’m still thinking about these homes and wanting to take a chance when I get a call from my networking friend, during our conversation I mention the homes for sale in Gainesville and my concern about not being able to sell 2 bedrooms very well, I’ve decided to purchase four or five and play it safe, my friend asks, if he bought 15 to 20 homes and put them into my park would I manage them for him. He is willing to cover all the expenses as long as I will manage them for him and we’ll test the market to see how well these larger and newer 2 bdrm’s will move.
Of course I’m all for it, he gets the home payment and I get the lot rent, he gets free management and I get 15 lot rents after they are filled for no out of pocket expense to me, sounds like a win/win to me.
This opportunity would never have presented itself if two like minded people had not taken the time to network, get to know and trust one another and be willing to take some calculated risks together. As Ruben Flores and others have posted on the forum what have you done to network and build working relationships this week? Don’t miss the opportunity to take yourself to the next level depending on where you currently are, it could mean borrowing money to purchase your first Lonnie deal, partnering up on a land home package, partnering up on a mobile home park, self storage, the possibilities are endless. As it was in my case networking presented the opportunity to partner up and purchase the mobile home park here in Albany which was a life changing experience for me. The current situation is just another example of how important it is to build these
win/win working relationships.
I’m sure some of you are wondering why I did not make mention of the Investor in this story, his name was with held per his request.
Make it a priority to network and build these business relationships the results can be amazing. Best of luck to all of you.
