The Treasure Chest, part 2As I stated in my last blog when a MH park is sold and closed down there are many valuable items which can and do get left behind. Many times these items are bull dozed into a pile and carted off in commercial dumpsters to the nearest landfill or scrap metal site.
When that thought crossed my mind I started making phone calls, the phone calls led me back to the park that was closing in Florida, while there I started to discover what my treasure chest held, there I found electric pedestals, concrete stairs, A/C pads, 5 gallon buckets of cool seal, a tractor with attachments, a mail box kiosk with 250 mailbox slots and the list goes on and on.
Many of you may be asking why would a MH park owner leave all of these things to go to waste, to understand this you have to step back and take a closer look at what had really taken place. After many years of owning a very profitable MH park, a developer comes along and makes an offer to buy the land the park sits on for a higher land use such as apartments, condominiums, a large shopping center or whatever the use may be, that's an offer that's hard to refuse.
As I stated earlier the park had provided a substantial income to the owners for many years, now they have hit the jack pot so to speak, they may have been offered 7 to 10 million dollars for the land which will allow them to ride off into the sunset and be set for life. Now wouldn't that be great if you were in their place!!!
On our side of the coin the items they no longer see much value in due to their big payday includes a treasure trove of valuable items we may be able to use in our parks. This is where our opportunity presents itself.
I then contacted Greg not wanting to over step my bounds and the owner to inquire about the things that would be left behind, by doing so I was able to purchase several items at great prices. Some of the items that we acquired were electrical pedestals to replace some of the older ones in the park, cool seal for the roofs, A/C pads and a tractor at a substantial discount. So as you can see a couple of questions and a phone call or two provided us a treasure in materials and equipment at a tremendous discount.
Keep your eyes and ears open for park closings in your area, you may find a treasure of your own.
